Move-Out Guide
Everything you need to know for a smooth move-out and timely security deposit return.
Important Reminder
Keep utilities on through final inspection to avoid charges.
Before You Give Notice
- • Verify your lease notice period (typically 60 before lease expiration)
- • Update your forwarding address in tenant portal
- • Utilities must stay on through final inspection
- • Rent must be current to avoid deposit delays
Cleaning & Prep Checklist
- • Remove all personal items and trash, place curbside if pickup is next day
- • Wipe all surfaces: windows, sills, shelves, baseboards
- • Kitchen: clean oven, stovetop, hood, fridge inside/out, cabinets, sink, disposal
- • Bathrooms: scrub showers/tubs, grout, toilets, sinks, mirrors, cabinets
- • Floors: sweep, mop, vacuum, professionally clean carpet if required by lease
- • Replace HVAC filter and any burned-out bulbs, test smoke/CO detectors, replace batteries if needed
- • Patch small nail holes only if you can match paint, otherwise leave as-is
- • Yard/exterior if applicable: mow, edge, remove debris, clear patios and porches
Keys, Locks, and Access
If the lock can be set from inside:
Leave keys and remotes on the kitchen counter and lock the door on exit.
If it cannot be locked from inside:
Leave the unit unlocked with keys on the counter—we will rekey after inspection.
Return all mailbox, amenity, and gate keys. Missing items may incur rekey or replacement fees.

What happens next:
- 1 Porch Property Group will conduct a final inspection of the property
- 2 You'll receive an email with any itemized damages or cleaning charges, if applicable
- 3 Your security deposit will be processed per lease and state timelines once we receive your forwarding address and final utility confirmations
